LITTLE REPAIRS COST A LOT!…
The
standard in real estate is $300 in repairs not made takes
$3000 off your selling price. This means putting up the
molding around the door you haven’t gotten too, fixing the
light switch that doesn’t work, or replacing the cracked
pane of glass you’ve ignored over the years. |

REMOVE CLUTTER…Clean off areas
such as counters to make them look larger and neat.
Organize your closets and cupboards, people will be looking
in them and need to know they are of ample size. |

CLEAN, CLEAN, CLEAN… Every inch
of your home should be spotless and gleaming. Even your
normal weekly cleaning can not come close to the quality of
clean needed. |

IF YOU CAN’T WASH IT, PAINT IT…
By painting walls a light neutral color such as antique
white it freshens up the home. Lighter colors appeal to a
wider range of buyers and make each room look bigger. |

LIGHT AND BRIGHT
SELLS…
Let as much light as possible enter the room by opening
draperies, blinds and other window coverings. Make sure all
the lights in each room are working and do not have blown
bulbs, if a room doesn’t have a light add a lamp. |

CHECK YOUR FLOORING… you may
have nice hardwood flooring under that old outdated
carpeting. If this is the case, you can freshen up your
home and add value to it by removing the carpeting. |

REMOVE FURNITURE…
from each room that does not go with the décor, such as
items that standout too much and items that are worn or
unappealing. Once again less is more (room). Place
remaining furniture in a way that makes best use of space. |

PETS, BUTTS &OTHER ODORS… if the
source of the Odor can be eliminated, like the smell of
dampness can with a dehumidifier, do it. Renting a carpet
cleaner for a day might just do the trick. Be meticulous
with your cat’s litter box and limit smoking. A good air
freshener or some nice candles will help make the home more
pleasant. |

FIRST IMPRESSIONS
COUNT…
if it needs it, give your front door a fresh coat of paint
or varnish. You can’t over spend on fresh plants and
orchids, nice flower arrangements and landscape plants.
Anything you can do to increase your curb appeal will help. |

RELAX & BE OPTIMISTIC…Buyers
understand you are living in your home. It doesn’t have to
look like a spread out of a magazine (but that helps). Stay
positive- the right buyer is out there!!! |
